Poggio alle Croci: Creating a destination resort in the heart of Tuscany.
Introduction
Poggio alle Croci is located in the South-east of the province of Pisa. It lies on the border of the Municipality of Volterra and although it is on an independent hilltop, it is well-connected to Volterra city centre. The superb 11-hectare property offers the opportunity to create a luxury resort comprising up to 200 hotel and residential apartment units. Preliminary planning consent for 32,712 square meters of built area has been granted and an application for final planning consent has been filed.
The Site
The site, which is situated atop the Poggio alle Croci hill, offers commanding views over the charming Etruscan town of Volterra and the surrounding rolling Tuscan countryside. The property, which includes five gracious Palladian-style buildings, was used as a Psychiatric Hospital until the late 1980’s
Our Assignment
Hotel in a Box has prepared a market study and an analysis of the returns to investors under three development options- residential only, hotel and residential and condohotel and residential. Hotel in a Box is now assisting the developer in securing both equity and debt funding for the project.
