Hilton Garden Inn, Lodz: Raising the Capital to Realize a Unique Investment Opportunity
Introduction
In December 2006, we were engaged by Sinope, Ltd. to help raise the required equity capital for a mixed-use scheme that includes a 200-room hotel, 40 apartments, and five floors of grade A office space.
The Site
Centrally-located and only 130km south-west of Warsaw, Lodz is Poland‘s second largest city with a population exceeding 750,000. The 6,000 square meter site offers the opportunity to develop the city‘s first 4-star hotel in the heart of the city centre.
Our Assignment
We were asked to secure a commitment for €7 Million in equity capital from an investor within a very limited timeframe. In just two weeks we were able to produce three offers from UK-based developer-investors. With financial backing in place, our client successfully won the public tender for the site and the project is currently under construction.
